King Room Private Bathroom

CHECK IN: Self check in from 3pm till 10pm using a code. We do not offer early check in, sorry.

CHECK OUT: by 11am. No late check out available. Please check out on time.

GUESTS: 2 maximum per room. Not suitable for children under 10. Under 18’s must be accompanied by an adult. The Old Cottage has two rooms hosting up to 4 guests.

ROOM: The Old Cottage B&B Retreat King room is one of 2 rooms in a beautiful, detached Victorian cottage with tons of charm and character and Mr Jackie the cat! As well as your opulent king size bedroom you will have your own, very spacious private bathroom (across the hallway next-door) filled with plants, separate shower and roll top bath! Continental self service breakfast is included with some homemade goods.

4 Guests: When booking both rooms The King & Queen there will be no other guests staying and you’ll have the top floor to yourselves. The Lounge, Dining, Breakfast area is shared with your host Peter and we ask that guests respect this and keep clean & clear of personal belongings.

PARKING: On street free parking. Our lanes has yellow lines however these are not enforced. Spaces are shared between the 3 house so guests should only park as directed in your guest guide and at their own risk. (no tickets have ever been issued here) Parking is never guaranteed but usually always available.

AMENITIES: Retreat Packages, Breakfast, Front Garden, (Rear Aviary Garden & Sundeck with Packages only), Hair Dryer, Towels, Bathrobes, Iron, Ironing board, Wi-Fi, Tea selection, Fresh coffee, Shampoo, Body-wash, Electric fans, Jackie, the resident cat and co-host! (cats never go in guests rooms).

EXTRAS: Retreat Packages, 3 Course Dining, Lunch, Massages, Sauna, Cocktails, Flowers and Champagne - Please see the massage and food section for more details and prices.

KITCHEN ACCESS: B&B Guests- Continental self service breakfast before 10.30am from April to October, Fridge/Freezer, Microwave use only- No cooking permitted.

7 day+ guest can use the kitchen for simple cooking with the kitchen left clean & tidy immediately after use.

BREAKFAST: (April- Oct only) Self service before 10.30am. Homemade preserves, crumpets, muesli, oats, nuts, dried and fresh fruit, milk, milk alternative, fresh oranges for squeezing, fresh coffee and tea selection. Gluten Free and vegan options if requested. *Breakfast is not available to guests on stays longer than 7 days. (Oct- April we provide room only with no breakfast)

GUEST GUIDE & HOUSE MANUAL: A link to your personal Guest Guide will be emailed to you when the booking is confirmed. The Guest Guide will include top tips for Brighton and how to find your way around the house with ease. Please take a look before your arrival as it contains important information and instructions on getting here, parking and self check in details.

DISCOUNTS: Add your dates to ‘Book Now’ button. Longer stays are automatically discounted. Great deals out of Season October- March, Please ask.

Guest wishing to book longer stays should contact us before booking as our operation is different. Breakfast is not included with bookings over 7 days and kitchen access can be arranged.

£18 supplement per night for second person, please ensure you add the correct number of guests.

AREA: Located down a quaint tree lined lane in Brighton’s golden triangle. It’s well located just a short 10 minutes walk to London road and The Laines. We are spoilt for choice with local pubs, just at the end of the lane (our Local) is the Roundhill, which is 100% plant based and very popular, boasting Brighton’s favourite roast! There is free easy parking too which doesn’t exist anywhere else in the city! The Cottage is detached and very peaceful so if you are looking for a calm and peaceful stay this is the place!

THE COTTAGE: Is an old victorian flint cottage located at the end of a lane, very few people know is there right in the centre of Brighton. The tree lined lane you access it down, which isn’t lit at night so you will need your torch. The cottage is a very charming and peaceful place hidden away, in the centre of Brighton. Peter is your live in host at the cottage, he stays in the rear part of the cottage.

THE GARDEN: The rear garden & kitchen at the Old Cottage is the hosts private space and is not accessible to guests. Use of the rear secret garden is only permitted with a booked Retreat Package for Sauna, Massage & Dining. Guest may use the front garden which is beautifully planted with table & chairs and ideal for morning breakfast.

STYLE: I really enjoy interior design, so I hope you will enjoy and find comfort at the Old Cottage, with its cosy Victorian boudoir style. Lots of vintage finds with some homemade pieces of furniture. I love to recycle and reuse and make a lot of the produce available to guests such as preserves for breakfast and liqueurs for the cocktails.

LOCATION: See map below. 20 minutes walk from Brighton train station and 30 minutes to the pier walking. £8 taxi to centre. On the bus route 26 with buses every few minutes from £2.
