Accommodation House Rules.

We aspire to provide all our guests with a safe, relaxing stay whilst maintaining the quality and standards our guests expect. Respecting our community, we ask all guests to consider the following house rules:

Strictly only booked guests should enter our accommodation. B&B rooms have a maximum of 2 guests per room. Please inform us before your arrival if your guest number has changed. Written permission from us is needed for anyone other than booked guests to enter the accommodation. Full deposit is at risk if this rule is broken.

We have CCTV to monitor the entrances for our guests' safety.

  • Parties are not allowed. If a late night complaint from a neighbour is received the police may be called and the booking cancelled (See Terms and Conditions for further details). 

  • Respect and Noise These are residential areas with young families. Please consider noise levels after 10pm and when entering home late at night. Please respect the local community. Late night noise will not be tolerated and will put your booking and deposit in jeopardy.

  • Safety and Security Please ensure all electrics are turned off before going out. All doors and windows are securely closed and locked. Roof windows must be closed when going out. Water damage from open windows will be charged.

  • Energy consumption Please be considerate with your consumption and never touch heating controls as these are programmed and complicated to correct. Please don’t waste energy.

  • Energy allowance Hanover £5, Wood Apartment £4 per day. Smart meters are installed to monitor usage and available for guests to view. If the average allowance is over this amount at end of stay this will be charged to the guest. Please be considerate with your usage.

  • No candles, incense or naked flames anywhere. No glitter or confetti to be used.

  • Bedding Stained laundry will be charged for as it cannot be used again; £25 double bedding, £20 single bedding, £10 fitted sheets, £5 pillow cases, £10 towels.

  • Remove shoes inside particularly the stairs as the noise travels.

  • Gardens (Hanover House and Number34 Only) Should not be used after 10pm. Always consider levels of noise when outside the front or rear of the accommodation. Only the front garden is accessible to guests at the old cottage unless booking a Retreat Package.

  • Check Out Please ensure you check out by 11am on the last day as we will promptly start the cleaning for the next booking. You may be charged if you check out late from your security deposit. Late check out is not an option and always causes a problem to the whole team. Thank you for being on time.

  • Damages Please inform us immediately, however small the issue, as the property is checked prior to your arrival. Failure to do so will result in a definite claim on the security deposit. We appreciate honesty and take this into consideration when dealing with these situations.

  • No Pets are allowed to enter any of our accommodation.

  • Left Items Please make sure you have all your belongings with you before leaving as we charge a minimum £20 first class return service.

  • 3rd Party Bookings Please advise us if this is a 3rd party booking and ensure all booking details are shared with all guests.

  • Bikes No bikes to be brought inside any of our accommodation. Please bring a lock and lock your bike up on the street.

  • No Smoking or Vaping anywhere inside or out the windows of the accommodation - See Terms and Conditions.

  • Keys Lost keys are charged at £60. Please refer to your guest guide for collection and return. If your accommodation is left un-secure you may be held responsible for the consequences that may occur.
    The following applies to The Old Cottage and Number34 B&B.

  • Log Fire Guests must NEVER touch or light the fire. (The Old Cottage).

  • Kitchen Use (Number34 Only) Is for breakfast only and is not available to guests to cook. The microwave can be used for guests on longer stays. No kitchen use at The Old Cottage. We do however provide meals if booked in advance.

  • Bathrooms for Wood, Gold, Silver and Copper at Number34Brighton, as these are shared bathrooms they must be kept clean and clear of personal items.

  • Communal Areas Please keep these free of personal belongings and leave them clean and tidy. These areas are not to be used after 10pm.
    The following applies to Hanover House, The White and Then Wood Self Catering Accommodation.

  • Self Catering Facilities Please return self catering facilities clean, dry and put away to include the oven and microwave. Unclean, left items will be charged from the deposit.

  • Rubbish Place all your rubbish and recycling in the appropriate bins on the street. (Wood and White Apartments must never leave any belongings or rubbish in communal corridors).

  • Saunas, Massage & Retreat Packages These can only be accessed with a pre-booked package, paid for in advance and accompanied by a member of our team. A pre-consultation message will be sent with your booking request and will need to be completed prior to use. See Terms and Conditions.
